55 Pitt Street is a Premium Grade commercial tower currently under development in Sydney’s Circular Quay precinct. Designed and constructed under a Design & Construct delivery model, the project will provide approximately 63,000 m² of net lettable area across 53 levels, including office, retail and basement car parking. The building is engineered to achieve high environmental and operational performance, targeting 6-Star Green Star Design & As Built certification, 5.5-Star NABERS Energy, and WELL Core v2 Platinum level.
Electrical infrastructure forms a key component of the base-building systems, supporting the project’s efficiency and reliability goals. Services include new high- and low-voltage connections, main switchboards and distribution systems, standby generation, smart metering, and integration with the building management system. Energy-efficient LED lighting, automated controls, and power factor correction are incorporated to meet stringent energy-efficiency targets and enhance operational resilience.
System design provides capacity and flexibility for multi-tenant occupancy while maintaining compliance with current NCC Section J and PCA Premium Grade requirements. Coordination with mechanical, hydraulic and fire systems ensures seamless performance across all building services, establishing 55 Pitt Street as a benchmark for high-efficiency, next-generation commercial developments in the Sydney CBD.
